Water and the resulting salt crystals after evaporation are the most common causes of spalling or fretting bricks. Water trapped inside masonry can be catastrophic to the brick face over time if not repaired correctly. Moisture along with temperature changes cause bricks to expand and contract resulting in excessive forces on the masonry. This in turn causes fretting or spalling, which basically means the front (face) falls from the brick.

Common Water Related Causes:

Constant water exposure from leaking gutters and pipes will erode your bricks as well as the mortar. Checking your gutters and keeping them free of debris is a must.

Rising damp is another culprit. Ensure there is good drainage so water doesn’t pool against bricks after heavy rain or water usage. Always keep plants and bushes away from walls and never allow reticulation to constantly spray water against your bricks.

Excessively Hard Mortar:

If the mortar (sand and cement between bricks is excessively hard, and harder than the bricks, this can be another cause of spalling and fretting.

Damp Course bridging:

This is caused by obstacles or materials stacked against your brick work allowing soakage to bridge your damp course, Always try to make sure you don’t have anything up against you walls. Ideally slabs and paths should be a minimum of two standard course below the internal finished floor. Another cause of bridging is debris in the cavity. Whenever working on brickwork (making holes etc.) always try to prevent material falling into the cavity.

The good news is, fretting bricks and mortar can be replaced. We use specialist tools to cut out the bricks, making sure that the structure is safe as we do so. Once the brick has carefully been removed as a whole, a new brick that has been selected to match the original is mortared in and mortar pointed to match the original colour.
